As of November, 2016, Strata Laws have changed considerably and the ramifications have yet to be seen.
At Property Valuation NSW, we keep abreast of recent Strata changes and can provide reports analysing new unit entitlements, changes to Strata, insurance changes to Strata and the buying and selling of Strata units or common property areas in a Strata scheme.
We can work in co-ordination with surveyors, financiers, solicitors and, of course, the owners and Strata managers, and the Body Corporate.
Strata is seen as being a sometimes convoluted matter and we, at Property Valuations NSW, want to make it right for you. We strive to make your Strata experience an uncomplicated and streamlined process.
If you think Strata, think Property Valuations NSW.
Strata Schemes Management require that a property is appropriately insured. Our insurance assessment includes the reinstatement value and allowance for clearing debris and alternative accommodation in case the units are uninhabitable.
The valuation should be regularly reviewed, at a minimum every 5 years due to changes in construction and building costs. Once we have completed the initial valuation, updated valuations are offered at a discounted rate. We want to provide you with an ongoing experience and prefer to see our customers as ongoing clients into the future. We have discount rates for revaluing properties in the years to come as we see our role in providing updated Strata insurance quotes and possible changes to the Strata regulations as an ongoing matter.
All valuations are conducted by an accredited, insured and API Certified Practising Valuer in accordance with the Australian Property Instituted guidelines. We cover the areas of Newcastle, Lake Macquarie, Hunter Valley, Upper Hunter, Central Coast and Port Stephens regions and we can usually assist with urgent matters to ensure that you or your client can meet the time frame required.
